Declining Sales Volume Ahead For US Real Estate, Economist Warns

Interest rates are creeping up, confidence in the dollar is waning and real estate transaction volume keeps slipping despite an abundance of investment capital.

Combine those factors and you have a recipe for a looming recession, according to economist Hugh Kelly.

“It’s not just about preparing ourselves for a slowdown three, four years down the road, but also for a contraction,” said Hugh Kelly, principal of Hugh Kelly Real Estate Economics, at CREW-Miami’s 2018 Economic Outlook luncheon in Miami on Wednesday. “Now is the time to begin thinking about how do you prosper in economic contracting conditions.”

Kelly offered a sobering overview of trends that he believes mark the downside of the current cycle.

“Ambitious projections of growth are not going to be achieved,” Kelly said. “I see another year in declining volume in the real estate business.”

The chances of the country’s economic recovery, the second longest in the nation’s history, continuing into next year are not looking good, Kelly noted. “Keeping it going into the summer of 2019, I think, is a riskier bet,” he said. “Confidence in the U.S. dollar and in our ability to sustain the amount of growth we have been seeing is slipping. These are reasons we should begin to prepare for the end of the cycle.”

An alarming uptick in natural disasters is another factor that will hurt the real estate industry in the next decade, Kelly said, which should raise alarms in hurricane-prone South Florida. In the 1980s, there were 43 natural catastrophes on an annual basis around the world, Kelly said. Since 2011, the number has jumped to 82 per year.

That means home insurance premiums are likely to go up and could have a negative impact on residential home sales. Storms, wildfires and floods resulted in nearly $300 billion in insurance claims last year, Kelly said.

“There are only two ways for insurers to pay for increasing costs,” he added. “Either increase premiums or dip into investment returns. When you have $289 billion in claims, that is going to be costly for everybody.”

Breaking News – Einhorn Arrested – Please Help!

For the last 18 years or so in June, I go to “Jail” to raise money for the American Cancer Society so that they may continue the fight against this horrible disease that affects almost everyone. The last couple of years have been tough on a lot of people and this is why it’s even more important to reach deep and do all you can to help.

So many of you come through for me each year and for this I’m very grateful. This year I’m asking if you would serve as a “Jailbird” along with me. It is fun and a great networking opportunity. It will take about an hour to an hour and a half any day between June 23 and June 26. We serve a continental breakfast for the Jailbirds there in the morning and sandwich lunch for those there later.

I need my good friends to come through for me more that ever.

Vote Harris in 2016

Retirement didn’t last long for outgoing SFOBA President Ted Harris. After only a few weeks of easing into a leisurely lifestyle of tennis, spending time with the grandkids and reading by the pool, Ted became increasingly concerned about the path our nation was taking and decided it was time to do something about it.

“The deficit the keeps increasing, Obamacare just isn’t working and most of all, Hillary isn’t returning my emails. Maybe she wiped out her account or something,” said Harris. “I decided it was time to throw my hat in the ring and pursue the Republican nomination for president in 2016. Besides, my backhand wasn’t improving anyway.”

Keep an eye out for Ted on the campaign trail and we wish him the best of luck. We all know that our country needs him. And you may want to check the date on this post.

Will Colliers International South Florida Soon Be Going By A New Name?

Well, dang!  It’s been far too long since we’ve had a good rumor to chew on!
Well, your wait is over…

Rumor has it that Avison Young is acquiring Colliers International South Florida.
There… it’s out. (We were told, however, that it’s not the best-kept secret.)

Sources stated that an announcement was expected to be made last Thursday afternoon, but no official word as of yet has been released.

AY acquired Flagler Real Estate Services in October 2012 and acquired Florida-based WG Compass Realty Companies and opened a new office in West Palm Beach last June.

Peter Sheridan And JLL Part Ways

Peter Sheridan has left JLL and has joined Liberty Property Trust effective May 5th.

Reportedly, Sheridan will be tasked to handle leasing activity for Liberty’s assets from the Cypress Creek market South including transactions at Miami International Tradeport.

Liberty Property Trust acquired 126 acres in Miami-Dade County in late 2011 for the development of  Miami International Tradeport in conjunction with Butters Construction & Development.

With an anticipated 1.6 million square feet of new institutional-grade warehouse and distribution space planned, Miami International Tradeport (MIT) is expected to add $135 million in value to Miami-Dade County’s tax base and create 4,000 new construction jobs with 2,000 full-time jobs upon completion.

Peter joined JLL in 2011 as Senior Vice President in Agency Leasing.

He previously worked for Premier Commercial Realty as President where he reported directly to the owners of the company regarding marketing, leasing, acquisition, management, design, and development of properties. Previous to that he worked for The Hogan Group as Regional Vice President and for Colliers International as Senior Vice President.

Peter is a member of NAIOP and holds his Florida Real Estate Brokers and Mortgage Brokers Licenses. He earned his Bachelor of Arts in Economics from Wabash College.

Could It Be The End Of WG Compass Realty?

Rumor has it that the end is near for West Palm Beach-based WG Compass Realty as we know it.

An unnamed source phoned the SFOBA Rumor Hotline and reported that WG Compass Realty principles Michael J. Walter, Gary A. Gottlieb, Jonathan R. Satter and Donald K. DeWoody Jr., might soon serve as the Northern Palm Beach County extension of Avison Young, one of Canada’s largest independently-owned commercial real estate services companies.

The company’s South Florida headquarters is located at 515 E Las Olas Blvd., Suite 400 in Fort Lauderdale, with local market offices in Boca Raton and Miami.
