Tenant Makes Long-Term Boca Raton Office Commitment

A confidential tenant has leased 24,653 square feet of office space at 5201 Congress Avenue in Boca Raton.

The triple-net lease carries a 130-month term, giving landlord Mainstreet Capital Partners a long-term tenant commitment at the property. The lease rate was reported at $28 per square foot.

Joseph Freitas of CBRE represented Mainstreet Capital Partners in the negotiations. The tenant was represented by Greg Katz, Carlyle Coffin and Dean Katz of Stream Realty Partners.

The transaction closed May 20, 2026, according to Traded.

Travelpro Signs 30,000-SF Boca Raton Office Lease

Travelpro has signed a 30,000-square-foot office lease at 6500 Park of Commerce Boulevard in Boca Raton.

The property is owned by Faropoint, and the lease was structured as a triple-net agreement. Financial terms were not disclosed.

Eric Cantor of Cushman & Wakefield represented Faropoint in the transaction. Dean Katz, Adam Bernstein and Greg Katz of Stream Realty Partners represented Travelpro.

The lease adds to ongoing activity in Boca Raton’s Park of Commerce area, a business district that continues to attract office, flex and industrial users seeking access to South Florida’s executive workforce, highway network and regional transportation infrastructure.

Located within the broader Broken Sound/Park of Commerce corridor, 6500 Park of Commerce Boulevard offers proximity to Interstate 95, Florida’s Turnpike, Tri-Rail service and major South Florida airports, making it a strategic location for companies with regional and national operations.

Travelpro, known for its luggage, bags and travel accessories, was founded in 1987 and is headquartered in Boca Raton.

Stream Realty Partners Facilitates Premier Lease Renewal For Long-Time Client In Downtown Fort Lauderdale

Stream Realty Partners represented Gunster, a full-service corporate law firm, in the renewal of its corporate office lease at Las Olas Centre, located in the heart of Downtown Fort Lauderdale.

The 11-year lease renewal encompasses approximately 22,000 square feet of office space, further solidifying Gunster’s commitment to the Fort Lauderdale market and its legacy building. Las Olas Centre, located at 450 E. Las Olas Boulevard, offers unparalleled access to abundant amenities and represents a cornerstone of the Downtown Fort Lauderdale submarket.

“We are delighted to extend our lease at Las Olas Centre, a location that has served as a vital hub for our operations in Broward County,” said Jonathan Osborne, Gunster’s Fort Lauderdale Office Managing Shareholder. “Stream’s expertise and commitment to excellence have been instrumental in facilitating this transaction, and we look forward to continuing our successful partnership.”

Stream Executive Managing Director Greg Katz and Senior Vice President Carlyle Coffin facilitated the transaction on behalf of the tenant. Tim Talbot and Andy Ackerman of Comreal represented the building owner, DWS.

Sandra Andersen Inks 65,000 SF Deal At 200 East Broward

Greenspoon Marder has leased four floors at 200 East Broward Blvd., one of downtown Fort Lauderdale’s tallest office buildings. The firm will move all attorneys downtown, keeping portions of its Cypress Creek area office for support staff.

The new 64,964-square-foot lease expands what was formerly Ruden McClosky’s space in the tower. Greenspoon acquired Ruden’s book of business and many attorneys out of bankruptcy in November 2011.

Greenspoon has more than 160 attorneys in 10 Florida offices.

“We wanted to align our space needs with our business goals by bringing our lawyers closer to many of our corporate and banking business clients in downtown Fort Lauderdale,” co-founding partner Gerry Greenspoon said in a news release.

Sandra Andersen, senior VP for Jones Lang LaSalle, completed the lease on behalf of the building’s ownership, VV USA City, LP., an entity represented by Invesco Real Estate.

Greenspoon Marder was represented by Studley corporate managing director Thomas Capocefalo  and executive VP Gregory Katz.

According to Jones Lang LaSalle, the occupancy rate at the 21-story class A office building rises to 87 percent, with other tenants including PNC Bank and law firms Shutts & Bowen and Weiss Serota Helfman Pastoriza Cole & Boniske.

“This transaction is a testament to the strengthening of the office market in the CBD, particularly along Broward Boulevard, as law firms like Greenspoon Marder look to solidify their presence in the Central Business District,” Andersen said in the news release.

Financial terms were not disclosed.

Spirit Stays Grounded, Signs Broward County’s Largest Office Lease This Year

Spirit Airlines Inc. has agreed to stay put at the Miramar Park of Commerce, where the company has based its South Florida operations since 1999.

The company announced Friday that it signed a 70,819-square-foot lease renewal at the 2844 and 2854 Corporate Way facility it calls the Spirit Support Center. The discount airline is expanding its presence at the facility by 14,625 square feet of office space. Financial terms of the 10-year lease were not disclosed.

Spirit moved its headquarters from Detroit to Miramar 14 years ago. The low-cost carrier now has more than 1,300 employees in South Florida.

Miramar Park of Commerce was developed by Sunbeam Properties Inc. Sunbeam vice presidents Andrew Ansin and Maridee Bell represented the park in the transaction. Studley Inc. senior managing director Chris Lovell, executive vice president Greg Katz and senior managing director Roy Abernathy represented Spirit.

The transaction is Broward County’s largest office lease in 2013, according to Studley.

“Our team spent over a year evaluating multiple cities and options,” Lovell said in a statement. “We are pleased that the employment and economic opportunities in South Florida and the partnership approach of Miramar Park of Commerce provided such convincing reasons for Spirit’s long-term commitment to this region.”
